What is the law on smoke alarms in Scotland?

Overview of Scottish Legislation

The Law on Smoke Alarms in Scotland

As of February 2022, the law in Scotland requires all homes to have interlinked smoke alarms under the Housing (Scotland) Act 1987. The requirements include:

  • One smoke alarm in the living room
  • One smoke alarm in every hallway or landing
  • One heat alarm in the kitchen
  • All alarms must be interlinked

This ensures that if one alarm is triggered, all alarms will sound, providing an early warning throughout the home. For more information, visit the Scottish Government’s website.

Carbon monoxide alarms

If any of your rooms have a carbon-fuelled appliance like a boiler, fire, wood-burning stove or heater, you must install a carbon monoxide alarm in that room. However,  this does not need to be linked to the fire alarms.

Working out what is the best smoke alarm option for your home can be daunting. As part of your free survey, we can assess your home & recommend the best solution. You will have a choice of wireless, wired or a combination system. After installation, you will be issued with a certificate to confirm an approved smoke alarm system has been installed & tested.

Wireless Smoke & Heat Alarms

Wireless smoke alarms communicate via radio frequency, making them easy to install and expand without extensive wiring. There is flexibility as to where they can be installed & the system can easily be expanded without creating any mess.

Wired smoke & heat alarms

Wired smoke alarms are connected directly to your home’s electrical system with battery backup. While these are very reliable & cost less than wireless alarms, they require professional installation.

Wired + wireless smoke alarms

Wired & wireless alarms can be combined. For example, if you have wired smoke alarms in your hall & landing, they could be replaced with interlinked wired alarms. These could then be connected to wireless heat & smoke alarms in your kitchen & living room.

Is it law to have interlinked smoke alarms in Scotland?

Yes, as of February 2022, all homes in Scotland must have interlinked smoke alarms.

Can I sell my house without interlinked smoke alarms in Scotland?

No, homes must comply with the new legislation to be sold. If they are not in place, you will be asked to fit interlinked smoke alarms before completing the sale of your home.

Can I Get Free Smoke Alarms?

As a general principle, homeowners must pay for any ongoing work needed on their own property. As with other housing standards, the homeowner must meet the new fire and carbon monoxide alarm standard. Local authorities have broad discretionary powers to provide advice and help to homeowners with work needed to look after their homes.

If you are a tenant, your landlord is responsible for the installation of interlinked smoke alarms.

Is Funding Available For Disabled or elderly people?

The Scottish Government is providing funding through Care and Repair Scotland to help elderly and disabled people meet the new standard.

To be eligible for support from Care and Repair Scotland you must own and live in your home that  has a council tax banding of A-C and:

  • be of state pension page and receiving guaranteed Pension Credit, or
  • have a disability and be in a support group for Employment and Support Allowance

Do Smoke Alarms Need To Meet Any Standards?

Yes – you need to check that each alarm complies with the following standards:

  • smoke alarms: BS EN14604:2005
  • heat alarms: BS 5446-2:2003
  • carbon monoxide detectors: British Kitemark EN 50291-1

We only supply & install AICO alarms, which meet all of these standards.

Can you fit your own interlinked smoke alarms?

While you can install wireless systems yourself, professional installation ensures compliance and optimal performance. Wired alarms need to be installed by a qualified professional.

How many smoke alarms do I need in a 2-bedroom house?

At least one smoke alarm in the living room, one in the hallway and landing, and a heat alarm in the kitchen. You will also need a carbon monoxide detector in any room with a carbon-fuelled device (e.g. boiler, fire, wood burning stove).

How many smoke alarms do I need in a 3-bedroom house?

At least one smoke alarm in the living room, one in each hallway and landing, and a heat alarm in the kitchen. You will also need a carbon monoxide detector in any room with a carbon-fuelled device (e.g. boiler, fire, wood burning stove).
